Corvid-19 Policy

The Brokers & Owners of Urban Pacific Real Estate take the threat of the COVID 19
very seriously.

We are adopting the following policies and procedures during this “Quarantine Period” in order to best meet the needs of our clients – as well as keeping our clients, ourselves, and our community safe.

We will only work with clients who are deemed “Business Critical”

Business Critical clients are those Sellers or Buyers who NEED to perform a real estate transaction versus just generally looking or ‘feeling out the market.” Examples of this would be selling or buying a home based on a relocation, needing to find a replacement home because the client’s home has sold, or a significant life change. And only those Buyers who are Pre-Approved through a lender.

 

AGENT’S ROLE FOR SELLERS:

  • Suspend all showings if Sellers show any signs of illness or are not comfortable with
    Buyers touring their home
  • Provide booties, sanitizing wipes, gloves and hand washing supplies as available
  • Have Sellers vacate the home for all showings
  • Keep all interior doors open and leave all lights on (occupied homes). This will
    minimize the need for Buyers to touch surfaces
  • All showings will be Appointment only – and limited to no more than 30min
  • Suspend all Open Houses and Brokers’ Open House tours
  • Install a CBS (Call Before Showing) code on all lockboxes
  • Adhere to any and all special requests of Seller

 

AGENT’S ROLE FOR BUYERS:

  • Suspend all showings if Buyers show any signs of illness
  • Encourage Buyers to drive by the home first
  • Maintain CDC standards of 6ft Social Distancing at all times
  • Carry hand sanitizer and use it frequently
  • Limit showings to only those homes that Buyers are SERIOUSLY interested in – limit showings to 30 minutes
  • Arrive to showings in separate cars
  • Limit showings to only adults over 18 if possible – and only to those individuals actually purchasing the home
  • If appropriate, tour the house before Buyers arrive and then wait outside and allow
  • Buyers to tour property and then discuss the property outside the home
  • Do not touch surfaces (counter-tops, cabinet doors, appliances, etc). If you do, make an effort to wipe down the surface
  • Adhere to any and all Seller requests

 

AGENT’S ROLE AFTER ACCEPTED OFFER:

Title/Escrow:

  • Encourage Buyers to wire Earnest Money funds or drop check off at the office using
    the company’s ‘drop box’
  • Forego attending signings – utilize a mobile notary if possible.
    Inspections:
  • Request Buyers not attend inspections. Once the inspection reports are received by
    Buyers, ask the inspector to contact Buyers directly via phone to perform ‘the walkthrough’
    and discuss the report
  • Request Sellers approve One Day Codes for all inspectors, contractors, and appraisers
    Together we can stay safe and healthy and also meet the needs of our clients.

Inspections:

  • Request Buyers not attend inspections. Once the inspection reports are received by
  • Buyers, ask the inspector to contact Buyers directly via phone to perform ‘the walkthrough’
    and discuss the report
  • Request Sellers approve One Day Codes for all inspectors, contractors, and appraisers
